“Where lines connect ideas”

  • Schematic + Design Development

Linea Design Studio transforms client ideas into a clear, cohesive interior design vision. During the Schematic Design phase, the studio develops concepts, prepares space plans, builds material palettes, and creates conceptual visuals that establish the overall look and feel of the space.

In the Design Development phase, that initial vision is shaped into a detailed, fully coordinated design. Layouts are refined, materials and fixtures are selected, custom millwork is designed, and comprehensive drawings and renderings are produced to support the next stages of the project.

The result is a fully realized and beautifully curated design direction that positions the project for smooth execution and exceptional outcomes.

  • Contract Construction Documentation

Linea Design Studio produces complete, coordinated drawing packages for permit approval, tendering, and construction. These packages include detailed plans, elevations, sections, and specifications that support accurate pricing and smooth on-site execution.

Thorough code reviews are conducted to meet building, accessibility, fire, and life safety requirements. The studio also coordinates closely with engineering consultants to ensure that structural, mechanical, electrical, and plumbing systems align seamlessly with the design.

The result is a clear, compliant, and fully integrated set of documents that streamlines approvals, improves bid accuracy, and supports successful construction from start to finish.

  • Contract Administration

Linea Design Studio manages projects from permits through completion, ensuring that each interior design is executed accurately and efficiently. Linea Design Studio will prepare and submitting permit applications, issuing and evaluating RFPs for contractors, furniture suppliers, and engineering teams, and overseeing construction to uphold quality and design integrity.

The studio coordinates all communication with contractors and consultants, reviews shop drawings and submittals, conducts site visits, manages changes and costs, and guides the project through final inspections and deficiency walk-throughs.

The result is a smooth, well-managed process that protects the client’s investment and delivers a finished space that aligns perfectly with the approved design.
